Use of the Condo 

1. No more than 6 persons will occupy said leased premises.
2. No animals of any description will be kept in or on premises.
3. The TENANT will NOT smoke or allow smoking within the home and will restrict any smoking to the outdoors.
4. The TENANT shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordinance, nor commit waste or nuisance on or about the premises.
5. The TENANT will be responsible for all damage or breakage and/or loss to the premises except normal wear and tear and unavoidable casualty that may result from occupancy. The LANDLORD will return the Security/damage deposit within 30 days after lease expiration less any amount deducted for damage. If monies are deducted from the deposit, LANDLORD shall provide a detailed description of the repairs needed and copies of sales and/or repair receipts.
6. The TENANT uses the premises at their own risk.
7. The TENANT will be responsible for having trash organized (according to home instructions in Guest Welcome Book) in the designated place at the designated time.
8. Premises will be professionally cleaned prior to TENANT’S arrival, and should be left in the same general and good and habitable condition as he/she found it.
9. If the TENANT cancels his/her reservation, all funds received will be refunded ONLY if premises are rerented by LANDLORD at same price for reservation period. LANLORD will make every effort to rerent premises. If re-rented for a lesser amount, the difference between this rental and the lesser rental shall not be refunded.
10. This property will not be used for functions such as weddings, wedding receptions, family reunions, or any other gatherings involving more than the maximum number of occupants specified in this lease agreement unless the TENANT obtains permission from the LANDLORD.
11. The TENANT will not lease or sublet, nor permit others to occupy premises, except with prior approval of the LANDLORD.
12. The TENANT agrees that LANDLORD shall have no liability to TENANT for inclement weather.
13. The TENANT and adult guests (if any) agree to each abide by the Stonybrook Association’s Policies, as outlined below.

Reservation Terms & Conditions, Payment & Cancellation Policy

1) Reservation Deposits

50% of rental at time of booking 

2) Payment of the Balance

The balance must be paid 30 days before your arrival.

3) Security Deposit

A security deposit is required for each rental and is equal to one night's stay 
The deposit is refundable within 15 days of departure

4) RATES - what is not included in the rental price

The rental price quoted on this website does not include:
   - Departure Cleaning Fee - $100 
   - 10% VT Rooms Tax and is applied to the sum of the rental and cleaning charges
        (applicable only to rentals 30 days or less)
   - Security Deposit

5) Cancellation Policy

If you wish to cancel your  (written notification to us - email/fax/post), the following scale of charges will apply:

4 weeks or more before arrival date ..........loss of $150 Reservation deposit

Less than 4 weeks but more than 2
weeks before arrival date ..........................loss** of 75% of $ paid

2 weeks or less before arrival date ............loss** of 100% of $ paid 

** unless we are able to re-rent the property for the period, in which case you will be refunded 100%.

** SEASONAL & HOLIDAY RESERVATIONS ARE NON-REFUNDABLE

Stonybrook Association Policies for Guests

All short and long term tenants of Stonybrook Condominiums are entitled to use of Stonybrook's swimming pools, tennis courts, sauna, hot tub and recreation room. These amenities are provided for the convenience and enjoyment of guests renting units in Stonybrook and renters assume all risk inherent in the use of these facilities.

The following Rules and Regulations are for the protection and benefit of all residents of Stonybrook. Adherence to these Rules and Regulations will assure the safe and sanitary operation of all facilities.

Swimming Pools

The pools are open to Stonybrook owners, house guests, renters and Stonybrook employees and their guests from Memorial Day to Labor Day, weather permitting. All owners should accompany their guests to the pool.

Pool hours are from 8:00 am to 9:00 pm seven days a week. Pools are limited to adults only 8:00 am to 10:00 am and 6:00 pm to 7:00 pm for lapping and quiet swimming.

As there is no lifeguard on duty, all persons using the pools or pool areas do so at their own risk and sole responsibility. The Association and/or management does not assume responsibility for any accident or injury in connection with such use. Individuals using the pools agree to make no claim against the Association and/or management for or on account of any loss or damage to life or property sustained, and further to indemnify and hold harmless the Association and/or management from any claim arising out of injury sustained by any guest using the pools. No person under the age of twelve (12) years of age may enter the pool area (not just the pool) without an adult (age eighteen (18) or older) in attendance and responsible for their behavior and safety.

No pool toys (kick boards, noodles or tubes, etc.) or large flotation devices (whales, rafts, car tubes, etc.)

Toddlers with disposable diapers are not allowed in the water, nor may toddlers swim in the nude. Swim Diapers must be worn.

• No horseplay, climbing on the fence, running, loud noise or music, football, Frisbee, etc. is allowed in or around the pool area.
• Absolutely no pets are allowed in or around the pool areas.
• Proper swimwear is mandatory. Only swim suits or trunks are considered proper swimming attire; no cut-offs.
• Breakable materials such as bottles, or glasses, are not permitted in the pool enclosure areas.
• No person is permitted in the pool areas when they are not open for general use, for any reason.

Spa Room/Game Room

• Hours of operation for the exercise room, sauna, spa tub and shower area are from 8 am to 8 pm.
• Recreation facilities are available for use only by Stonybrook owners, house guests and renters.
• Use of the sauna, showers, spa tub, game room, exercise equipment and other facilities are at your own risk.
• Appropriate attire must be worn.
• Children under the age of sixteen (16) years must be accompanied and supervised by an adult (age eighteen (18) or older) in attendance and responsible for their behavior and safety, when using the sauna or spa tub as well as any of the exercise equipment.
  • Food and beverages are prohibited in the sauna and spa area, with the exception of water.
  • Glass containers are prohibited in the spa and sauna.
    • All persons using these facilities are expected to be considerate and behave appropriately at all times.
    • Wipe down all exercise equipment with the wipes provided when your work out is complete.
    • Smoking is prohibited in the building.
