Rates and Reservation Policies

Reservation Terms & Conditions, Payment & Cancellation Policy
1) Reservation Deposits
SHORT-TERM SUMMER & WINTER ( *except for Holidays & Fall ) .... 25% of rental (refundable less $150 cancellation fee) Full amount due 4 weeks before arrival
HOLIDAYS (Dec 24 - Jan 2), (Jan 14 - Jan 17) (Feb 18 - Feb 27) & FALL (Sept 23 - Oct 18) .... 50% of rental (Non-refundable) Full amount due 4 weeks before arrival
SEASONAL SUMMER & WINTER & FALL (1 month plus) .... 50% of rental (Non-refundable) Full amount due 4 weeks before arrival
The first named person on the booking (who must be at least 21 years of age) must sign our Reservation Form. The signed Reservation Form must then be returned to our rental agent, Beckwith Rentals. A binding contract between us will only come into existence when Beckwith issues a confirmation invoice confirming your reservation and has received your Reservation deposit, or in the event your agreement is directly with the owner, we have received your check and signed lease agreement
Except in the case of reservations made within 4 weeks of arrival date, in which case, our late reservations procedures set in clause 4) below apply.
Please check your confirmation invoice and all other documentation immediately on receipt and contact Beckwith promptly if details are inaccurate as it is not always possible to make changes at a later stage.
Beckwith or the Owner reserves the right to refuse a reservation without any given reason.
2) Payment of the Balance
The balance must be paid 4 weeks before your arrival. If the balance is not received by us in full and on time, we have the right to treat your reservation as cancelled by you, in which case, the cancellation charges as set out in Clause 6) apply.
For reservations made within 4 weeks of arrival date, you will be required to pay the full cost of the rental, plus security deposit, at the time of reservation. Make a payment. TOP
3) Security Deposit
A security deposit is required for each rental. The security deposit is equal to one night's stay and is payable via personal check, money wire, or credit card. Security deposit is due 1 week prior to your arrival. We respect your security deposit - please respect our rental properties.
4) Late Reservations
Late reservations are those made within 4 weeks of your arrival date. Once details have been confirmed to you over the telephone, a contract based on these reservation conditions will be deemed to have come into existence between us. Should you cancel after this point, the cancellation charges in Clause 6) will apply.
5) RATES - what is not included in the rental price
The rental price quoted on this website does not include:
9% VT Rooms Tax (applicable only to rentals 30 days or less);
Maid-service & linens - $20/hr for maid service & $5/person for linens. You only pay for what you use.
Transportation; Travel insurance; Security Deposit Additional equipment (i.e. cribs, etc can usually be supplied.) TOP
6) Cancellation Policy
If you wish to cancel your Winter or Summer (non holiday) reservation (written notification to us - email/fax/post), the following scale of charges will apply:
4 weeks or more before arrival date ..........loss of $150 Reservation deposit
Less than 4 weeks but more than 2 weeks before arrival date ..........................loss** of 75% of $ paid
2 weeks or less before arrival date ............loss** of 100% of $ paid TOP
** unless we are able to re-rent the property for the period, in which case you will be refunded 100%.
** SEASONAL & HOLIDAY RESERVATIONS ARE NON-REFUNDABLE
